Exclusive | Iconic Gosman’s Dock in Montauk, family-owned for 81 years, acquired by wealthy investors

Montauk’s affordable seafood establishment, Gosman’s Dock, has been purchased by Stephen Deckoff and his son, Stephen E. Deckoff, who have promised to keep the business budget-friendly. The property, which has been run by the Gosman family for decades, includes a seafood restaurant, retail shops, fish markets, seasonal staff housing, a marina, and more. The Deckoffs paid less than the asking price of $45 million for the 11.6-acre compound, which also includes an option to build a 46-room hotel, a rare construction opportunity in the area. The Deckoffs plan to keep the properties intact and affordable, with renovations scheduled to take place after the summer season.

The sale of Gosman’s Dock marks a trend of private equity groups investing in Montauk’s oceanfront properties. Other recent acquisitions in the area include Montauk Haven and Sunset Montauk, purchased by Blue Flag Partners for a total of $28.5 million. Gurney’s Star Island, now known as the Montauk Yacht Club, was sold to Safe Harbor Marinas for $149.4 million, the largest commercial transaction in Hamptons history. Montauk, once known for its rustic charm and local businesses, has seen a shift with big money flowing into the town and buying up iconic establishments.

Nevertheless, the Deckoffs aim to preserve the essence of Montauk and Gosman’s Dock by keeping the property affordable and retaining its original charm. Despite legal issues surrounding illegal commercial fishing involving members of the Gosman family, the Deckoffs plan to maintain the Gosman’s name and have some family members help run the businesses. They have reassured the community that their goal is to enhance what makes Montauk great rather than disrupt it, with a focus on catering to both locals and tourists.

Gosman’s Dock has been a Montauk staple since 1943, offering a variety of services and seafood options along the waterfront. The Deckoffs, who have a personal connection to Montauk through spending their summers in the area, are committed to continuing the tradition of Gosman’s while adding a hotel option to the property. As the younger Deckoff reflects on his childhood memories of enjoying lobster rolls at Gosman’s, he envisions creating an experience that honors the heritage of the establishment while welcoming new visitors.

The future of Gosman’s Dock under the ownership of the Deckoffs includes a reopening for the upcoming season without major changes. Renovations are planned for after the summer rush, with a focus on maintaining affordability and the existing businesses. The younger Deckoff emphasizes the importance of balancing the needs of locals and visitors while staying true to what makes Montauk special. With a commitment to respecting the heritage of the property and keeping the community’s best interests in mind, the Deckoffs hope to secure a successful future for Gosman’s Dock in Montauk’s evolving landscape.
