Subiaco’s 87-year-old Art Deco theatre, the Regal Theatre, is set to undergo a refresh as part of a $78 million apartment redevelopment project. The project, led by Westbridge Funds Management, will involve demolishing the old Sicilian restaurant at 484 Hay Street to make way for a nine-storey complex featuring over 70 apartments, a small bar, and five commercial premises. The concept, designed by Space Collective Architects, includes a mix of one-, two-, and three-bedroom apartments.

As part of the redevelopment plan, the Regal Theatre will receive accessibility upgrades, additional toilets, and new bar facilities. Westbridge Funds Management’s head of development, Philip Anderson, expressed excitement about partnering with the Regal Theatre Foundation to rejuvenate the historic theatre. Anderson emphasized the importance of preserving the theatre’s unique character while enhancing its amenities to better serve the community. The goal of the project is to breathe new life into the theatre and ensure that it remains a vital part of the community for years to come.

The partnership between Westbridge Funds Management and the Regal Theatre Foundation aims to provide essential amenities that are currently lacking in the theatre, such as universal access toilets and a lift. The concept design of the proposed apartment development at 484 Hay Street reflects a modern and innovative approach to integrating residential and commercial spaces while preserving the heritage of the theatre. The project is seen as an opportunity to revitalize a significant community asset and create a new hub for residents of Subiaco.

By collaborating with the Regal Theatre Foundation, the redevelopment project hopes to honor the sentimental value that the theatre holds for residents of Subiaco. The plans for the project prioritize the preservation of the theatre’s architectural integrity while also introducing new facilities to enhance the overall experience for patrons. The goal is to create a space that meets the needs of the community and contributes to the cultural heritage of the area. Westbridge Funds Management is committed to being a good neighbor and ensuring that the Regal Theatre remains a cherished landmark for future generations.

The proposed redevelopment of the Regal Theatre aligns with the broader revitalization efforts in Subiaco, aiming to enhance the cultural and social landscape of the area. By combining residential, commercial, and entertainment spaces, the project seeks to create a vibrant and inclusive community hub that caters to the needs of diverse residents. The partnership between Westbridge Funds Management and the Regal Theatre Foundation reflects a shared commitment to preserving history while embracing innovation in urban development. The project is expected to bring new life to the iconic theatre and contribute to the ongoing growth and transformation of Subiaco.
